Waste Water Treatment Plant
It all started with this mailer from the City to invite the public to take positive actions in their neighborhood. From that a workshop was setup covering 4 nights of intensive design / debate / concerns / feedback moderated by the Cities consultant HDR. Very well attended by both the Community and the City

Workshop Phases

Final Plan

Lots of things still left to consider like how the traffic will flow for local shopping trips. How the Hwy 65 bypass will effect traffic. Preservation and use of Markham Ravine and linking all the trails together. The planned commercial zone on Nicholas at Waverly and its 'look'. STAY TUNED! STAY INFORMED!

Lincoln News Messenger article from Aug. 24th

Update:
the City of Lincoln offered to anyone interested a bus trip to the City of Hercules to view this type of mixed use master planning on Oct. 6th. Here are some pictures of that day and simple captions. Look at these pictures and the then 'fit them' into the links above like the street elevations and birds eyes and you will begin to get the idea of what this process is hoping to look like. Click on each picture for a blow-up and detail. Enjoy, I did  :)

Amtrak runs all day without a horn and the first time it 'snuck up' on our group being so quiet

Some of the Lincolnites and City staffers on the trip

Business District on the right, homes on left

Bottom floor retail, next 2 floors residential. Top corner detail of shot previous

Other end of the block. Again shops on the ground floor and living above

Residential across from the 3 stories of mix use in previous pictures. Sale price was $649k

Appox. 3000sf single family house

Same home blow up of porch detail

Take note that there only 4 models of homes in this phase. Hard to tell

Porch detail with formal dining room french doors

Alley access with detached garages

Alley with 'granny suite' over garage - detached

Another 'suite' over the garage of about 1000sf

Reminds me of the Fab 40's downtown Sacramento

Side yard. Same size houses for last 4 pics

Streetscape with great diversity from street

Still only 4 models - look real close on the right side

Their allies are better than some streets I have seen

Allies in medium density part of the project

Allies in the high density part, detailed drives

note all underground utilities. 5ft side yards

Look close that is 3 residences per 'unit'

Again the high density street elevation

Look again it is a 3 story! Small suite on 3rd floor

wrap around porches invite community

car access coming down an alley

These project is 9 years old already

Split level med density with alley access

These 7 pictures where of a different project about a mile away, notice the differences from the first grouping

Notice how close the houses are to the street and lack of plantings

Notice on the right the lack of offsets of each house, straight line

BIG house SMALL lot, 5ft setbacks

HUGE single family 'box' house. Just looked out of place

Comments of London and Amsterdam where common looking down this street

Their allies and small access garages

New York and 'dark' allies (not a positive thing) were mentioned here with 3 stories
